What can you do to help sell your property?
We are often asked by clients if there is anything they could do to implement the sale of their property. We have had various suggestions from playing Piano Concerto No. 21 in a property on Mozart Terrace to brewing fresh coffee.
We have come up with a few agent tips to help you create the perfect environment for a viewing so as we can get on with our job of selling your home.
1. De-clutter
As with most things in life, first impressions count for an awful lot and therefore it is vital you clear all surfaces, tables and storage cupboards of general clutter. Create a feeling of space by moving large pieces or excess furniture to storage; it will also help the viewer visualize their possessions in your property.
2. Speculate to Accumulate
In some circumstances, it may be worth spending a small amount of money tidying up your home. People love the smell of fresh paint and with a quick lick walls look brighter; we recommend a neutral colour paint. Carpets and floors are often commented on so if yours have seen better days, it may well be worth replacing those too. However, the likelihood is the purchaser will refurbish the property to their tastes so don’t go overboard on expensive products.
Bathrooms and kitchens should be clean and odour free having been made to look as tidy and smart as possible. It may be worth replacing a tired bath with something more modern. Ensure all minor repair jobs have been carried out and burnt-out light bulbs replaced.
3. Have a Spring Clean
Although the property may be old hat to you, your potential purchaser will be making a new acquisition. Add scented candles or newly cut flowers. Ensure there are no dirty dishes in the sink, the laundry isn’t still in the washing machine and fingerprints have been removed from work surfaces. Hiring a window cleaner is also beneficial. Fresh linens on beds, drawn curtains and a scattering of voluptuous pillows create extra wow factor.
4. Curb Appeal
The chances are that before viewing your property the purchaser would have scoped out the location and probably driven past. When painting the interior, don’t forget the front door and the windowpanes. If you have window boxes or a garden, spruce up the plants.
5. De-Personalise Your Home
Remove family photographs and as much personal memorabilia as possible. Potential purchaser’s need to see themselves living there.
Ultimately, look at your property from a buyers point of view. Be objective and honest with yourself. If you need to get a plumber out to fix a leaky tap or change the heavy drapes on your windows to allow more light in then do so. All these little things can create a significant change in your property and hopefully result in a quicker sale.
